Gili Meno has also become the ‘turtle capital’ of the world. Sanctuaries on the island nuture the baby turtles until they are at least 6 months old. Gili Meno is a very special place and is protected from over development by very astute local council authorities. On the west side of the island there is a small shallow lake that produces salt in the dry season. This area is thriving with wildlife.

Mojo, in many exotic cultures, means a magical charm. Meno Mojo Resort has been created from a passion for the beauty of the Island and its people. Our team has been involved with the island for over seven years and enjoy a mutual respect for the way in which this paradise must be developed.
Meno Mojo Resort comprises of 15 Indonesian styles 'lumbungs' which are luxuriously appointed. These buildings are spacious and take advantage of ocean, beach and pool views. All villas are equipped with air conditioning, flat screen televisions with international channels and ipod connections. Free WiFi is available throughout the resort.
The resort is fully equipped with a fresh water swimming pool and an open terraced restaurant & bar with a sunrise observation deck right on the beachfront. All the restaurant furniture is manufactured from old fishing boats which has been recycled to make this magnificent furniture. In fact right throughout the resort either recycled timbers or natural fibre materials will be used for the furniture and ancillary items. Villa Ownership
At present, strata title ownership is only available to Indonesian Citizens. Foreign Investors are totally protected using a renewable 100-year right of use and occupancy contract. Should the investor decide to sell their villa a new contract and certificate will be issued that provides the new owner with a 100 year Right of Use & Occupancy.
The Developer Company is the Foreign Investment, PMA company which owns the land and are the holders of the BPN land certificate. This process allows the villa owner to retain capital growth gains without the terms of an agreement that will “run down the clock” of your investment. All contracts are prepared by a public notary and lawyer, certificates of ownership are issued and notarized as being a legal agreement between the parties.
Owner Right Of Use
Villa owners can enjoy 30 days stay each year subject to the following guidelines:
Low Season: Unrestricted
Shoulder Season: 15 days
Peak Season: 10 days
Each owner also has the right to stay a further 30 days in the same year at half the published nightly room rate during the low season, as shown above – the owner may allocate these days to another family member or invitee. To become a villa owner, we initially request a USD10,000 reservation fee. This is fully refundable up until construction commences on your villa.
Once construction starts, we request the first payment of 50% less your reservation fee. When construction reaches the 50% stage we request the 2nd stage payment of 30%. Once the villa is completed and fully furnished the final stage payment of 20% is required. During the construction phases villa owners are welcome to stay at our hospitality villa, onsite, free of charge for a maximum of 2 days at a time. Bookings will be essential.
Return On Investment
Rental - R.O.I
It is anticipated that villa owners will generate returns from their investment in two ways:
1. From rental return
2. Through capital appreciation of your villa
We anticipate the net rental return from your investment will be an average of approximately 10% per year for the first 2 years. By year 5 we anticipate the annual rental R.O.I will have reached 15.5%. These rental returns are after your annual maintenance and operational dues and the 30% marketing and management fees have been deducted from your rental income. In support of our R.O.I predictions, we guarantee a return of 8% nett for the first 2 years of operation.
*Purchasers should note that these figures are projections only and whilst every effort has been made to use reasonable and realistic assumptions, purchasers should carry out their own research to confirm R.O.I potential.
Revenue - Profit Sharing
Rental Revenue from all villas is pooled and shared on the following basis:
Villa owners, collectively receive 70% of the net income. Our marketing & management company, PT. Mojo Resort retain 30% for their services. An individual villa owners share (of the 70% referred to above) is allocated prorata based upon the villa purchase price. Villa owners will be informed of the financial progress of their investment by quarterly report. Quarterly profit share payments will be transferred to the villa owners’ account within 30 days of the end of each quarter.
All costs associated with maintaining and operating your villa and the resort common areas covered by the annual maintenance and operation dues is deducted from gross rental income on a quarterly basis. The details of these costs are listed in the management agreement.

Purchasing a Villa
Meno Mojo has two types of villas, Pool View and Ocean View.
Pool villas are ...... sqm and feature 2 bathrooms, upstairs bedroom and a downstair's living room that opens out to the swimming pool. The sofa can be converted to a double bed. The downstairs bathroom is spacious and has an open air shower. The Ocean View villas have magnificent views from your 2,5 metres balcony.
The sunrise is amazing and views over the famous Mt. Rinjani and Lombok are breath taking. The sqm of these villas is ......All the villas are well appointed with flat screen TV's, teak and rattan furniture and appropriate decor from Java. There is wireless Internet access available throughout the resort. There are 11 pool view villas and 4 ocean view villas available for purchase.

These prices include all government taxes.
Legal and Contractual Fees have been limited to USD 3,500 nett.
